Important information regarding real estate transfers. Boulder county has adopted the Septic Smart program that is significant to realtors, property buyers and sellers.
“Septic System Approval
All septic systems in Boulder County must be reviewed and approved by Boulder County Public Health water quality staff to ensure they are properly constructed and in good working order.”
“Property Transfer
The Boulder County Board of Health adopted a property transfer regulation in 2008 to ensure that any issues with the septic system are disclosed to the new buyer, and that the existing owner or new buyer will make the repairs within one year of the closing date.”
“The septic transfer regulation requires that all homes in Boulder County have an adequately operating and approved septic system for the number of bedrooms at the time of sale or purchase of the home, or a written agreement that the buyer will make any needed repairs within 90 days.”
